Over the years I've witnessed many home buyers sign a purchase contract without fully understanding the "home buying process". Here is what i have to offer: you send me a copy of the purchase contract prior to signing it and I'll give you some feedback about how to protect yourself and get a great deal on the purchase. I'm not a realtor or an attorney. I'll share with you some real estate investor wisdom to help you get a great deal. For example: I always look at the last 36 months of home sales in the area of the property you want to make on offer on. This 36 month history will tell us the real story about the type of subdivision you're buying into. Most realtors prefer for you not to have this information because it interfers with them talking you into a higher price.
