I have 3 of these lots available. They are low density. They are located right beside a future 18 hole golf resort and Laguna Nopalitos. There is an international airport being constructed that sits 16 kms north of these properties.

 how many hectares do you have available ? and the price is $148,000 dlls a hectare ?
and what is the density on this land ? also is there anything already planned for teh immediate area , you mention a golf club ?

I have 750 hectares all together. But I have (30) 1 hectare parcels that I am wanting to sell there by the golf course. This entire ejido is being developed. There is a 120 hectare housing development under way to my west and the golf course planned on my east, a new avenue is being created to my north that will go all the way to the beach. Barcelo has also purchased property to the north east, The actual city limits of Tulum are going to be expanding to our north. Electricity is being brought down the federal highway into this lake area (modern underground service). Then in the relative area, the airport is well underway (16 miles away.) Aldea Zama is completing their infrastructure in Tulum, their sister project Maya Zama is planning a 9 hole course that borders the beach. The depart of urban developing is master planning this region. So many things are happening. I am asking 148k for the lots by the lake but am open to a partnership, or a considerable price reduction for all 30.I have 60 more beside those 30. I also have parcels beside the new region 15 of Tulum and with Federal Highway Frontage near the lake. The density will vary depending on the Ecological Impact Study that can be preformed per project. The general density granted to this ejido without an individual study is 15,000 sq ft of foot print per hectare. I can offer you a large parcel in an economical area of the ejido that you can attach to your project for greater density. And since it is still ejido if you develop right now, your buildings will be grandfathered end when Titles come. All parcels are Certified by the Federal Government and not in "constancia" status any more. Pino Suarez is in the last stages of the privatization process and should be transfered by 2011, my bets are on 2012. I have been involved in the ejido since 1999. I also hold two derecho ejidales through borrowed names so that we as foreigners will not have to pay those ungodly fees for titles. If you are interested in purchasing anything with money I will also consider In-House Financing.
